The home can accommodate 10 guests based on double occupancy in available beds. The backyard oasis features on-site golf putting green, private pool, giant Jenga, Smart TV, outdoor kitchen with new grill, pool loungers, misters, foggers, and a covered patio with outdoor dining table and lounge area. The misting and fogger system cools the backyard - the perfect solution for hot Arizona summer days. The fully stocked kitchen has a dishwasher, refrigerator, microwave, double oven, stove top, air fryer, toaster oven, blender, cuisinart coffee maker / single serve pod brewer, bartender cocktail kit, cookie sheets, baking pans, pots and pans, and utensils. Right off the kitchen you will find the living room with a giant U shaped sectional couch, a smart tv with access to streaming services, and an office space with a printer for remote working. The game room boasts a large space with plush couch, two love seats, ottoman, smart tv with access to streaming services, game table, and chest with games. There are four spacious bedrooms with a variety of sleeping pillows, blankets, and luggage racks kept in the closets if needed. Pool heating is optional and an additional cost. For 12+ month stays, owner pays quarterly landscaping and bimonthly pest. Renter pays utilities (gas, electric, water). We truly value your willingness and cooperation in helping to keep our homes clean, safe, and not damaged in any way. Below is an overview of our Rental Agreement: 1. Minimum rental age requirement is 25 years old 2. No unregistered guests allowed. Occupancy is limited to the number of guests you indicate on your reservation. Any additional guests or visitors must be approved by your host. 3. There is a fully refundable security deposit paid at the execution of this agreement. The security deposit is for the faithful performance of the Guest under the terms and conditions of this agreement. The deposit shall be returned to the guest within 7 days after the end of the stay less any itemized deductions. 4. Pets by approval only. Security deposit, pet deposit, cleaning fee apply. 5. NO Smoking 6. We do our best to ensure guests have a 5 star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper, shampoo, conditioner, body wash, and body lotion so that upon check in you do not need to run to the store. 7. Quiet hours are enforced from 9pm-9am 8. Absolutely NO parties are allowed, as this property is for residential use only. Although this is a vacation destination, it's home to many people. As such we ask that you respect their privacy and peaceful environment. 9. Events and/or large gatherings at the property are NOT allowed without prior written approval. The number of people present at the property may not exceed the number of guests indicated on the booking reservation unless we have given you advance written permission to hold an event at the Property, in which case the number of people present at the Property may not exceed the maximum number of people authorized by Pinnacle Paradise, 10 people. This maximum occupancy includes visitors day or night. 10. Heating the Pool is optional and an additional expense. It is a natural gas pool heater. Guests do NOT need to have the pool heated during their entire stay however there is a 3 day minimum to have the pool heated. Must schedule pool heat 3 days in advance of check in. Pool temperatures are set to 84 degrees F. 11. For safety and security purposes this home does have 2 cameras installed around the listing. 1 at the front door, 1 at the garage, and 1 at the side gated entry. These cameras are on and recording 24/7 during the reservation. 12. There is a $500 cleaning fee at end of lease. If upon departure, the property is found to require more than the normal departure cleaning, an additional cleaning fee will be applied to accommodate the extra time the cleaning crew spends to remedy the condition. 13. We understand accidents happen, so if there is any accidental or intentional damage caused to the home, please let us know prior to your departure. 14. Landscapers, pest control, and pool vendors have access to the backyard to do work on their scheduled days. The pool cleaner comes once a week usually on Wednesday afternoons. 15. The complete detailed list of house rules will be accompanied with the rental agreement at time of booking. 16. Any violation of the house rules is grounds for immediate termination with no refund.
