Monthly rent is exclusive of utilities. Utilities stay in owner's name and Tenant pays an additional utility fee of $400/month, which is a reasonable estimate of average utility consumption for water, electricity, gas, sewage, street lights, garbage and internet. Actual costs in excess of the utility fee will be billed to Tenant and any excess utility fees will be refunded to the Tenant at lease termination. No pets or smoking. Non-refundable first month rent is due at signing. Last month rent is due on or before the date of occupancy.
