Lease terms

This ADU is available on a 12 month lease with an anticipated move-in date of September 15. Rent is $2850/month, with a refundable security deposit of $2,850. Landlord agrees to pay electric utility charges up to $120.00 and water up to $60.00 per billing cycle. Any utility charges exceeding the cap in a single cycle shall be billed to Tenant as additional rent due on the following month's rent cycle. Maximum occupancy is 5 people, with a required monthly household income of at least 2x the rent and a minimum credit score of 650. Applicants must have no past evictions or unpaid judgments and provide valid photo ID and proof of income. Small pets are allowed with an additional fee (Monthly Pet Rent (e.g., $35/month per pet), no smoking is permitted, and renter's insurance is required. The ADU includes brand-new A/C and heater mini split, washer/dryer, refrigerator, and oven, and features a detached layout with a private entrance. 1 dedicated parking space with plenty of street parking readily available. A $35 non-refundable application fee covers the credit and background check.
