LEASE TERMS & RENTAL RULES (For Tenants) Property: Furnished 3BD Home Cayce, SC Rent: $2,700/month Deposit: $3,000 Lease Type: Residential, Furnished 1. Lease Duration Standard lease term: 12 months Renewal available with owner approval Early termination requires written notice + early termination fee of One month's Rent 2. Rent Payments Rent is due on the 1st of every month Rent is Late after the 5th day not paid Late Fee: $75 every 5 Days Rent is not Paid Payments accepted via: Zelle / bank transfer / portal / check/Venmo(your choice) 3. Utilities Tenant is responsible for ALL utilities, including: Electricity Water/Sewer Gas Internet/WiFi 4. Pet Policy Pets allowed EXCEPT: No Pit Bulls or Bull Mastiffs, Snakes, Rodents, Exotic or Animals Considered to be Dangerous. All pets must be approved in writing Pet deposit: $200. Non Refundable Tenant is responsible for all pet damage & yard cleanup 5. Furnishings Included Home comes fully furnished with: 3 Queen beds Bedroom furniture Living room furniture Dining table/chairs Kitchen appliances Washer & dryer Living Room TV and Soundbar Tenant is responsible for keeping all provided furnishings in good condition. 6. Maintenance & Repairs Tenant responsibilities: Keep home clean and sanitary Report issues promptly Pay for damages caused by tenant, pets, or guests Basic yard care Adhere to Concord Homeowners Associations Bylaws Landlord responsibilities: Structural issues Major systems (HVAC, electrical, plumbing) (Unless Misused) Appliance repair/replacement (unless misused) 7. Smoking Policy No smoking or vaping inside the home Outdoors only, away from doors/windows Any smoke damage is charged to tenant 8. Occupancy Limits Maximum of 5 adult occupants (typically 4 5 for a 3BR) Guests may not stay longer than 10 days without written approval 9. Parking Driveway and Garage Parking Only No RVs, boats, or commercial vehicles without approval 10. Security, Keys & Access Tenant must maintain all keys & remotes Lost key fee: $100 24-hour notice will be given before landlord entry (except emergencies) 11. Prohibited Activities No illegal activities No subleasing or Airbnb No alterations without approval No loud parties or nuisance behavior 12. Move-In/Move-Out Move-in inspection checklist required Move-out condition must match move-in (normal wear accepted) Cleaning fee of $200 by a professional cleaning is required upon move-out 13. Communication Tenant must provide a valid phone number & email All official notices are given in writing
