Lease terms

Lease Terms & Conditions (Florida) Lease Term: Tenenant(s) must be 55 years of age or older One (1) year / annual residential lease governed by Florida Statutes, Chapter 83 (Florida Residential Landlord and Tenant Act). Application & Background Screening: All applicants must successfully complete a background, credit, and rental screening prior to approval. A non-refundable $50 application and background screening fee is required per applicant and must be paid at the time of application. Funds Due at Signing: First month's rent Security deposit (amount as stated in lease) Any applicable pet fee or pet deposit, if approved Utilities: Tenant is solely responsible for all utilities, including but not limited to electric, gas, water, sewer, trash, cable, and internet. Tenant must establish all utility accounts in Tenant's name prior to move-in and maintain continuous service for the lease term. Pets: One (1) dog under fifty (50) pounds permitted One (1) cat permitted No additional pets allowed Pets subject to landlord approval and applicable fees/deposits as allowed under Florida law Smoking Policy: No smoking permitted inside the dwelling, on patios/balconies, or anywhere on the property. Parking: Covered parking only. No street parking permitted at any time. Vehicles must be operable, registered, and parked only in the designated covered space. Move-Out Condition & Security Deposit: Tenant must return the property at move-out in substantially the same condition as it was at move-in, ordinary wear and tear excepted. Failure to do so may result in deductions from the security deposit for cleaning, repairs, or damages, in accordance with Florida Statute 83.49. Occupancy & Use: Property shall be used solely as a private residential residence. Tenant agrees to comply with the lease terms, Florida Statutes, and any applicable HOA rules.
