# Lease Terms * **Lease Term 12 months. * **Monthly Rent $1,699.00 per month for the first three (3) months; $1,799.00 per month for the remaining nine (9) months of the lease term. The reduced rate is a promotional incentive and automatically increases beginning in Month 4. * **Rent Due Date Rent is due on the 1st day of each month. * **Security Deposit Due prior to move-in. * **Move-In Funds Security deposit, first month's rent, and any applicable fees must be paid before possession is granted. * **Application Fee Required for all applicants 18 years of age or older. * **Occupancy Only approved occupants listed on the lease may reside in the property. * **Utilities Tenant is responsible for all utilities unless otherwise specified in the lease agreement. * **Lawn Care Tenant is responsible for maintaining the lawn and landscaping unless otherwise stated. * **Renter's Insurance Required throughout the lease term. * **Pets Subject to landlord approval. Additional pet deposits, pet fees, and/or monthly pet rent may apply. * **Smoking No smoking or vaping inside the home. * **Maintenance Tenant is responsible for maintaining the property in a clean and sanitary condition, replacing HVAC filters as required, promptly reporting maintenance issues, and repairing any damage caused by negligence or misuse. * **Alterations No painting, remodeling, satellite dish installation, or other alterations without the landlord's prior written approval. * **Subleasing Subleasing, short-term rentals, and lease assignments are prohibited without the landlord's written consent. * **HOA Compliance Tenant agrees to comply with all applicable homeowners' association rules and regulations. * **Default Failure to pay rent or comply with the lease terms may result in late fees, notices to cure or vacate, and other remedies available under the lease and Texas law. * **Early Termination Any early termination will be governed by the terms of the executed lease agreement. * **Lease Renewal Renewal is at the landlord's sole discretion and may be subject to updated rental rates and lease terms. * **Possession Possession will be granted only after the lease has been fully executed and all required move-in funds have been received. * **Equal Housing Opportunity Housing will be offered in accordance with all applicable federal, state, and local fair housing laws.
