Lease terms

Utilities: Tenants are responsible for all utilities and services, including but not limited to electricity, gas, water, sewer, trash, and any applicable utility fees. Lawn Maintenance: Tenants are responsible for maintaining the lawn and exterior landscaping, including mowing, edging, and general upkeep to keep the property in good condition. No Smoking Policy: This is a strictly non-smoking property. Smoking is not permitted anywhere inside the home or on the premises. Security Deposit: A security deposit is required prior to move-in and will be held in accordance with Florida law. Maintenance & Repairs: Tenants must promptly report any maintenance issues. Tenants are responsible for damages caused by negligence or misuse. Rent Payment: Monthly rent is due in full on the 1st day of each month. Late fees may apply if payment is not received within the agreed grace period. Lease Term: Standard lease term is 12 months (or specify if different), with renewal options subject to landlord approval. Occupancy Limits: The property is to be occupied only by approved tenants listed on the lease.
