Lease terms

Lease is for a fixed term of 12 months. Upon expiration of the initial lease term, the tenancy may convert to a month-to-month agreement. Monthly rent is $3,000, due on the 1st day of each month. Recent received after the 5th day of the month will incur a late fee of $50, plus $10 per day thereafter until paid in full, as permitted by applicable law. A security deposit of $3,000 is due before move-in. A non-refundable pet fee of $100 per approved pet applies. Pets must be approved by the Landlord prior to move-in. Occupancy is limited to no more than four (4) residents unless otherwise approved in writing by the Landlord. Tenant is responsible for maintaining the property in a clean and sanitary condition and promptly reporting any maintenance issues. Tenant shall not sublease or assign the premises without the Landlord's prior written consent. A credit and background check are required for all applicants before lease approval. Owner pays for water. Renter is responsible for trash and electric.
