Lease terms

Minimum 12-month lease. First month's rent, last month's rent, and a security deposit equal to one month's rent are required before move-in. The renter is responsible for all utilities, including electricity, water, sewer, internet/cable, and any other services. The renter is also responsible for regular lawn and landscaping care, routine pool cleaning and maintenance, and ongoing interior and exterior pest control. All applicants are subject to credit, income, rental-history, background, and identity verification. Proof of income and renter's insurance are required before occupancy. No smoking or vaping is permitted inside the property. No pets are permitted, except assistance animals as required by law. Subletting, short-term rentals, and assignment of the lease are prohibited without the owner's prior written permission. Maximum occupancy is four people. The home is rented unfurnished and will be available beginning September 1, 2026. Rent is due on the first day of each month. Late-payment and returned-payment fees will apply as outlined in the lease and permitted by law. The renter must keep the property clean and promptly report any repairs or damage. The owner's prior written approval is required before painting, altering, or making any changes to the property.
