This property has the following pet, smoking and drug policies: Smoking is NOT ALLOWED Drug taking (except by prescription, and excluding legal alcohol or legal quantities of substances) and Drug Manufacturing or Distribution out of Property are NOT ALLOWED Rental History Criteria: At this property we require that the tenant have NO evictions (or less) on record. If overall rental history is less than 24 months (2 years) years of good rental history or 2 years proof of timely mortgage payments this result may be substituted by checking with prior landlords for rental payment history. Good rental history is defined by no more than 1 late payment in the past 12 months, no insufficient funds, no lease violations. Rental History must be provided by someone other than a family member. No money owed to past landlord(s). The following items can be considered a deniable factor: More than 3 late rent payments on record in a 12-month period More than 2 noise complaints on record in a 12-month period Broken lease agreements with previous landlords Inaccuracy or falsification of the rental application Lawsuits by previous landlords for unpaid rent or evictions in a 5-year period Income Requirement Criteria: Income of 3.5 times monthly rent for total household income. If ROOMMATES, each roommate must earn gross income at least 2.5 times the monthly rental amount. Income of 3 times monthly rental amount for a single applicant (household) will be considered with a double deposit if all other criteria are met and there are no other 'Best Qualified' applications. Landlord will consider income from SSDI and SSI or other guaranteed forms of income with proof. Landlord is not equipped to accept Section 8 or other Governmental Assistance Vouchers or programs for funding rent.
