Lease terms

Rental Type:Furnished suite rented on a weekly basis. Rent is due weekly in advance. This is a short-term/midterm furnished rental for occupancy, not a standard residential tenancy. Rent & Deposit: Weekly rate as listed. First week's rent plus a refundable security deposit due at move-in. Deposit refunded within 30 days of move-out, less any charges for damage beyond normal wear or unpaid balances. Included: All utilities (electric, water, heat), Wi-Fi, and furnishings. No separate utility billing. Term & Renewal: Rents week-to-week and renews automatically each week upon timely payment. Either party may end the arrangement with 7 days' written notice. Occupancy: Suite is for the named occupant(s) only. Maximum occupancy as stated in the listing. Guests may not stay overnight beyond 2 consecutive nights without written approval. No Smoking: Smoking of any kind (including vaping) is prohibited inside all units and in guest-facing areas. Violation results in a cleaning fee and possible removal. No Pets: No animals of any kind are permitted. Violation may result in fees and termination of the rental. Payment & Late Terms: Rent not received by the weekly due date is considered late. Continued non-payment may result in removal per Indiana law. Conduct: Quiet hours [e.g., 10 PM 8 AM]. No parties, loitering, or disruptive activity. Occupants must follow all posted property rules and comply with all local, state, and federal laws. Condition & Damage: Occupant is responsible for the cost of repairing any damage beyond normal wear and tear. Move-Out: Suite must be left clean and vacated by the agreed date. All keys/access items returned.
