Lease terms

Renter pays for the costs of the Utilities incurred by Renter. First month rent and Security Deposit are required at lease signing. Security Deposit cannot be used to substitute any monthly lease rent. Monthly rent is due each 1st of the month. In the case the required 1st of the month rent has not been received from Renter, there will be a non-refundable $50 late fee in addition to the lease monthly rent fee. Renter will receive a 3-Day Notice from the Landlord. This written notice will be delivery the day after rent is officially due, i.e., the 2nd of the month. The 3-Day count excludes the day the Notice was served, weekends and court-observed legal holidays. If the 3-Day Notice expires and Renter has not paid the total rent due or move out of the rented property, Landlord will file an eviction complaint against the Renter at the local County Clerk of Court. Pets must have their vaccination up to date, as required by the County. A copy of Pet's vaccination records together with the Pet's photo must be provided at the signing of the lease to the Homeowners Association (HOA). Smoking of any type is strictly prohibited in the Unit premises and its surrounding areas (includes the Terrace). No compliance with the terms herein stated will be considered a Lease violation and subject to Lease Termination. HOA has assigned 1 parking space in front of the Unit. If the Renter needs additional parking space, there are Guests parking spaces that can an be used. A written parking policy will be provided to Renter by the HOA before signing the Lease. HOA will require the approval of any future Resident (Renter or Owner) to move to the community. HOA application welcome package will be provided to you to be reviewed and completed for this purpose.
