Lease Terms & House Rules Prime Location Perks: Close to the beach yet safely outside the tsunami inundation zone -- a superior spot compared to downtown or beachfront areas. Enjoy a quiet, serene setting with warmer, sunnier days, sheltered from salty coastal winds, and no tourists for true relaxation. General Policies: * No smoking or vaping of any kind inside or on the property. * No parties, events, or large gatherings permitted. * Quiet hours observed to maintain the peaceful neighborhood atmosphere. Parking : Ample off-street parking for up to four vehicles in the driveway. (Garage access is not provided to tenants.) If you have a smallish RV, it will fit. Pets: * Pets may be considered on a case-by-case basis only with prior written approval from the Landlord. * A non-refundable pet fee and monthly pet rent will apply if approved. * No cats permitted. No large or high-energy dog breeds (specifics discussed during approval). * All pets must be well-behaved, leashed when outside, and never left unattended. * You must agree to a Zero impact pet policy - meaning there will be no sign a pet was onsite upon departure, and you absolutely don't allow pets on furniture. You accept full liability for your pets. Utilities & Services: Tenant is responsible for all utilities, billed at a flat rate of $600 per month (covers electricity -- including home heating -- water, sewer, garbage, high-speed internet/WiFi, and propane to power the kitchen stovetop/gas range). Property Restrictions: * No charging of electric or hybrid vehicles is permitted on the property (including in the driveway or using any outlets/extension cords). * No washing or detailing of vehicles, trailers, RVs, boats, or similar items on the property. Cleaning & Move-Out: * A $250 move-out cleaning fee will be deducted from the Security Deposit to ensure the home is returned in excellent condition. * Optional weekly or monthly professional cleaning service available for an additional fee (details upon request).
