Lease terms

LEASE TERMS & REQUIREMENTS Tenant is responsible for ALL utilities and property upkeep during the lease term, including but not limited to electric, water/sewer, trash, internet/cable, lawn maintenance, landscaping, snow removal, HVAC filter replacement, and general cleanliness of the property. Tenant must maintain all utilities in active status at all times. Failure to maintain utilities or failure to pay utility accounts resulting in interruption of service shall constitute a material lease violation. Lawn care and exterior maintenance are mandatory tenant responsibilities. Grass must be regularly cut and maintained. Property must remain clean and free of debris, excessive trash, or unauthorized storage. No smoking inside the property. No unauthorized occupants. No subleasing, Airbnb, or short-term rentals permitted. Rent is due on the agreed due date each month. Late fees apply in accordance with Maryland law. Returned payments are subject to additional fees. Tenant is responsible for any damages caused by negligence, misuse, failure to maintain utilities, plumbing clogs caused by tenant use, frozen pipes due to negligence, pest issues caused by tenant conditions, HOA violations caused by tenant, or damage resulting from failure to properly maintain the property. Landlord reserves the right to perform periodic inspections with proper notice in accordance with Maryland law. Renter's insurance is required prior to move-in and must remain active throughout tenancy. Applicants must pass background, credit, income, employment, and rental history verification. Income requirements and screening standards apply. Security deposit and first month's rent required before move-in.
