Lease terms

Lease length: 12 months, beginning October 1. Longer terms considered. Monthly rent: $2,095, due on the 1st. Rent is paid online through Zillow (bank transfer is free). A $50 late fee applies after the 5th. Security deposit: $2,095, due at lease signing. Move-in total is $4,190 (first month's rent + deposit). The deposit is fully refundable per Wisconsin law and is returned, less any itemized deductions, within 21 days of move-out. Utilities: Tenant is responsible for all utilities and sets up accounts directly electricity and natural gas (We Energies), water and sewer (Waukesha Water Utility), and internet/cable. Trash and recycling are collected by the city. The home has a natural gas forced-air furnace; expect higher gas bills in winter, typical for the area. Yard care: Tenant handles lawn mowing in summer and snow/ice removal from the driveway and sidewalks in winter. The property is on a corner lot with a larger yard and more sidewalk frontage than a typical lot please factor this in. Pets: Maximum 2 pets total. $50/month pet rent per pet. Breed restrictions may apply per insurance. Smoking: No smoking or vaping anywhere on the property, including the garage. Renters insurance: Required, with at least $100,000 in liability coverage. Proof due before move-in. Entry: At least 12 hours' advance notice before any non-emergency entry, per Wisconsin law. Screening: Household income of 3x monthly rent (verifiable), 620+ credit, no evictions in the past 5 years. All adults 18+ apply. Apply through Zillow. Note: The owner lives out of state. A local property contact handles showings, access, and on-site needs, and licensed local vendors handle maintenance. Maintenance requests are submitted in writing and responded to promptly.
