Tenant is responsible for any fines, violations, or damage caused by tenant, occupants, guests, or approved pets. No smoking or vaping inside the unit. Pets may be considered with prior approval. One approved dog may be allowed, subject to HOA rules, screening, vaccination/licensing requirements, and owner approval. $200 non-refundable pet fee. No monthly pet rent. Tenant is responsible for any pet-related damage, nuisance issues, or HOA violations. Assistance animal requests will be reviewed separately as required by applicable law and HOA procedures. Renters insurance is required before move-in and must remain active during the lease term. If a pet is approved, tenant should carry liability coverage for pet-related incidents where available. Unit will be delivered clean and in good condition. Tenant must report maintenance issues, leaks, water damage, appliance problems, pest concerns, or safety issues promptly. Owner or approved vendors may access the unit with proper notice as allowed by Florida law for inspections, repairs, maintenance, agreed services, or HOA-related needs. No alterations, painting, fixture changes, satellite dishes, lock changes, or major wall mounting without prior written approval.
