Lease terms

24-month fixed-term lease preferred. Monthly rent is $2,500. A $3,750 refundable security deposit, $250 nonrefundable cleaning fee, $350 nonrefundable turnover/reconditioning fee, and $50 nonrefundable key/lock-change fee are required. Total move-in funds are $6,900, due before possession. Tenant is responsible for OGE electricity, City of Edmond trash service, and any optional internet service. The property uses a private well and septic system, so there is no separate monthly city water or sewer bill. AT&T Fiber and Cox internet service are available for tenant setup. Washer and dryer hookups are provided. Tenant must supply and maintain their own washer and dryer. Tenant must maintain renters insurance throughout the lease term with at least $500,000 in personal liability coverage, along with coverage for the tenant's personal property. No pets. Assistance animals are considered in accordance with applicable fair-housing law. No smoking or vaping. Landlord will provide mowing and exterior grounds maintenance until the backyard restoration is complete. After restoration is completed, tenant will be responsible for maintaining approximately 0.5 acre of mowable yard. Landlord will continue maintaining the approximately one-acre wooded area and walking trail. Tenant has daytime access to the landlord-maintained private wooded walking trail, generally from sunrise until 3:00 p.m. Landlord does not reside on-site but retains access to the wooded area and trail for maintenance and personal use. Quiet remote work from home is permitted. Customer traffic, employees working from the property, exterior business signage, substantial business inventory, and customer-facing business operations are prohibited. All occupants age 18 or older must complete a Zillow application and, if approved, sign the lease. Anticipated availability is approximately September 1, 2026, subject to completion of remaining interior renovation work.
