Lease terms

The Owner shall initially provide lawn care, water, sewer, and refuse collection services to the property. The Tenant shall reimburse the Owner for all water, sewer, and refuse collection charges incurred during the lease term. Reimbursement shall be due within ten (10) days of the Tenant's receipt of a copy of the applicable bill or written notice of the amount due. The Tenant shall be responsible for establishing and maintaining electric service in their name and for all associated charges, electric must be established upon move in date. The Tenant shall maintain the premises, including all landscaping, lawn care, and exterior upkeep, in compliance with all applicable city, township, and municipal ordinances. The Tenant is also responsible for keeping sidewalks free of debris, snow, ice, and other hazards as required by local regulations. This Lease shall have a term of one (1) month and renew automatically unless a violation or discontinuance is filed. Smoking is strictly prohibited inside the dwelling. The rental includes two (2) private off-street parking spaces located at the rear of the property. All vehicles parked on the premises must be currently registered, insured, and in operable condition. No pets shall be permitted on the property. Tenant shall maintain renter's insurance throughout the lease term. Such insurance is required for the protection of the Tenant's personal property and liability exposure. Occupancy and use of the property shall be subject to all applicable township ordinances. All occupants residing at the property must be disclosed to and approved by the owner and must comply with all township registration and occupancy requirements. Additional terms are on the final paper copy of lease including but not limited to: Holdover / No Automatic Renewal Tenant shall vacate the Premises and surrender possession to Landlord on or before the expiration date of this Lease (or any earlier termination date).
