Lease terms

Before scheduling a showing, we do a brief pre-screening for all prospective tenants to make sure the property and lease terms are a good fit. Please confirm: 1-Desired move-in date 2-Number of adults and children who would live in the home 3-Pets, if any 3-Smoking or vaping, if any 5-Approximate monthly household income 6-Current employment or income source 7-Any prior eviction filings, judgments, or outstanding landlord balances 8-Whether you are prepared to complete a rental application, income verification, credit/background screening, and provide ID if you decide to apply after viewingOnly applicants who this rent represents 1/3 of their total household income will be considered. Previous landlord references will be a requirement. -Initial $6000 deposit includes 1st month rent payment. Lease approval -All lease terms are subject to landlord approval. -Application approval, signed lease, security deposit, and first month's rent are required before move-in. Utilities -Tenants are responsible for paying all utilities during the lease term. -This includes electricity, water, internet, cable, trash service if applicable, and any other services used by the tenants. Yard maintenance -Tenants are responsible for maintaining both the front yard and backyard. This includes lawn care, trimming, weeding, watering, and general outdoor upkeep. - The yard must be kept clean, safe, and free of trash, debris, or abandoned items. Central A/C and air filter maintenance -Tenants are responsible for using the central A/C system properly and keeping the home at reasonable indoor temperatures to prevent humidity, mold, or system strain. -Tenants must replace A/C filters regularly, at least once per month or as otherwise required by the landlord. -Tenants must immediately notify the landlord of any A/C leaks, unusual noises, drainage issues, failure to cool, or other maintenance concerns. -Tenants may not repair, alter, or service the A/C system without written landlord approval. Plumbing and drains -Tenants must use all plumbing fixtures responsibly. -Tenants may not flush wipes, feminine products, paper towels, grease, food, diapers, or any non-flushable items. -Tenants are responsible for clogs, backups, or damage caused by improper use. Appliances and home systems -Tenants must use all appliances, fixtures, doors, windows, locks, electrical systems, and plumbing systems responsibly. -Tenants must promptly report any leaks, water damage, electrical issues, broken appliances, pest activity, or needed repairs. -Tenants may not make repairs, alterations, painting, installations, or modifications without written landlord approval. Pets -Up to two pets may be permitted with prior landlord approval. -Dogs and cats are welcome, subject to approval. -A non-refundable initial pet fee is required. -A monthly pet fee of $25 per pet applies. -Tenants are responsible for any pet-related damage, cleaning, odor removal, waste removal, pest treatment, or yard damage. -Pet waste must be picked up regularly and the yard must be kept sanitary. No smoking -Smoking inside the home is strictly prohibited. -This includes cigarettes, cigars, vaping, marijuana, or any other smoke-producing substance. Violation may result in lease termination, cleaning charges, odor removal charges, and damage charges. -No candles, open flames, or fire -Candles, open flames, incense, fire pits, grills inside or near the home, and any type of fire inside the property are strictly prohibited for safety reasons. Pest prevention -Tenants must keep the home clean and free of food waste, trash buildup, standing water, and conditions that attract pests. -Tenants must promptly report any pest activity. -Tenants may be responsible for pest treatment if infestation is caused by tenant negligence, pets, trash, food, or poor housekeeping. Trash and cleanliness -Tenants must keep the home, yard, driveway, and exterior areas clean and sanitary. -Trash must be properly bagged and placed in approved containers. -No trash, furniture, appliances, boxes, personal items, or debris may be stored outside unless approved by the landlord. Occupancy and guests -Only approved tenants listed on the lease may occupy the property. -Long-term guests, additional occupants, subleasing, or room rentals are not permitted without prior written landlord approval. Parking -Tenants must park only in approved areas. -Vehicles must be operational, properly registered, and may not be stored on the property without approval. -No auto repairs, oil changes, or mechanical work may be performed on the property. Inspections and access -The landlord reserves the right to inspect the home and premises with proper notice. -Inspections may be conducted to ensure the property is being kept clean, safe, and responsibly maintained. -Tenants must allow access for maintenance, repairs, inspections, insurance needs, or emergencies as permitted by law. Cleaning fee A $300 non-refundable professional cleaning fee is required at the time of signing the lease. This fee does not cover damages, excessive cleaning, trash removal, item removal, odor treatment, pest treatment, or repairs beyond normal cleaning. Move-out condition -Tenants must return the property clean, empty, and in good condition, except for normal wear and tear. -Tenants must remove all trash, personal belongings, furniture, food, pet items, decorations, and household goods before returning possession of the property. -Tenants are responsible for any damage, missing items, excessive cleaning, odor removal, yard restoration, trash removal, or repairs needed after move-out. Items left behind after move-out -Tenants must remove all personal belongings, furniture, trash, and household items before returning possession of the property. -Any items left behind after move-out may be removed and disposed of by the landlord or a professional service. -Itemized removal fees will apply for belongings left behind after move-out. -A $25 fee per small item will apply for items such as towels, curtains, small appliances, household goods, decorations, personal belongings, or similar items. -A $150 fee per large item will apply for items such as furniture of any kind, mattresses, tables, sofas, chairs, dressers, cabinets, shelving units, outdoor furniture, or similar large belongings. -These fees are in addition to any cleanings, repairs, disposals, haulings, or damagse charges that may apply.
