1. Occupancy Requirements All adults age 18 or older residing at the property must complete a rental application, be screened and approved by Landlord, and sign the lease agreement. Unauthorized occupants constitute a lease violation. 2. Tenant Qualification Standards Applicants are expected to demonstrate strong credit history, positive rental history, verifiable income, and satisfactory references. 3. Vehicle Limitations No more than four (4) vehicles may regularly occupy or be stored on the property without prior written approval from Landlord. If more than four (4) vehicles are present for longer than three (3) consecutive weeks, Landlord may impose an additional vehicle/storage fee or require removal of excess vehicles. 4. Pet Policy Dogs may be considered on a case-by-case basis and are negotiable at Landlord's sole discretion. No automatic approval is granted based on breed or size. Cats are prohibited on the property. Any approved dog must be properly supervised, and Tenant is fully responsible for all pet-related damage, waste cleanup, or disturbances. 5. Plumbing Responsibility Tenant agrees to properly maintain all plumbing fixtures and drains. Tenant may be charged for plumbing stoppages or backups caused by misuse, including wipes, grease, paper towels, feminine products, foreign objects, or negligence. 6. Yard and Landscaping Maintenance Tenant agrees to maintain the yard and landscaping in clean and reasonably maintained condition. Grass and weeds shall be mowed or cut at least once per month during growing seasons as reasonably necessary. Hedges, bushes, and shrubs shall be trimmed at least once per year. Yard debris and trash shall be removed regularly. 7. No Smoking Policy Smoking is strictly prohibited inside the residence, garage, storage areas, or enclosed portions of the property. This includes cigarettes, cigars, marijuana, vaping devices, and any smoke-producing substances. Tenant is responsible for smoke-related cleaning, odor remediation, repainting, duct cleaning, or damage costs, which may result in partial or full forfeiture of the security deposit as permitted by California law. 8. Emergency Water and Gas Shutoff Responsibility Tenant acknowledges responsibility for taking reasonable emergency action in the event of a major water leak or gas concern, including shutting off accessible water or gas valves when safe to do so and promptly notifying Landlord. 9. Rural and Neighborhood Conditions Acknowledgment Tenant understands and accepts that nearby properties may contain roosters, ducks, dogs, livestock, or similar animals that may occasionally create noise. Occasional neighborhood, landscaping, maintenance, traffic, or animal-related sounds shall not constitute a breach of quiet enjoyment. 10. No Subleasing Tenant shall not assign, sublease, Airbnb, short-term rent, or otherwise transfer occupancy rights without prior written consent from Landlord.
