Lease terms

Duration of the lease is extremely flexible and basically up to you. I'm open to both short and long-term tenancy, but would prefer the latter. The ADU is suitable for one person or a couple. The security fee is refundable; the cleaning fee is not. If you sign a contract renting the ADU, starting on a specific date, I will need a month's rent, which is nonrefundable, since I will be removing availability. Terms include no smoking on the premises and no overnight guests for more than 14 days. I cover all utilities, which include a private Wi-Fi. I want you to be comfortable at home, but would ask you to be considerate in terms of power and water usage, an issue we can discuss a bit more when we talk. I'm sorry, but no pets.

About the building

Newly constructed, 507 SF, one bedroom detached ADU, fully furnished, custom designed for privacy, comfort and style.… Utilities INCLUDED, term FLEXIBLE. $2750/month for one, $2,900/month for a couple. Access the backyard through a locked gate and private path leading directly to the ADU, nestled between two Redwood Groves. The main area is light and bright with high ceilings, 2 skylights, and large West windows. There is seating for 4 in the living room, and the 43" Smart TV fully rotates so you can watch while cooking or eating. The large kitchen has stainless steel appliances, including a 20.5 CF refrigerator but no DW. There are quartz counters, and a unique peninsula made on site with recycled barn wood from Brazil. Step down to the bedroom, which has a Queen bed, a window area for seating or counter, over nine feet of expansive flexible closets, and space for odd lightweight items. The large shower has controls away from the head so you can test the water without getting wet, and a "sunroof" into the loft above. There is ample electrical and lighting around the long Carrera marble counter, and the toilet located between the shower and the vanity is nicely obscured. Cabinets in the kitchen and bathroom are frameless with modern features full extension, soft close, undermounted glides, and interior fittings. The laundry area is conveniently located between the bathroom and the bedroom. A central Mini-Split provides both heat and air. There is a spacious private patio located outside the living room. Street parking is readily available. We are located in unincorporated Saranap, between much closer Lafayette and Walnut Creek, convenient to both BART stations and Highways 24 and 680. San Francisco is about 30 minutes away, depending . . . If you have mobility problems, the ADU is a distance from the street and involves a sloped drive and a few steps. Seeking clean, responsible, considerate tenant, sensitive to power and water usage. Includes all furnishings, kitchen and bath starter basics, private Wi-Fi, power, water, and garbage. Refundable $1800 security deposit, $100 cleaning fee. If you're interested, let's talk. We need to speak at some length before showing to make sure it's a good fit.
