Tenant responsible for gas, electric, cable and internet. Landlord pays for trash, sewer, and water. No pets allowed. Application & Screening Criteria: All applicants aged 18 or older must submit a separate rental application and consent to a credit, background, and eviction screening. No history of lease violations, property damage, or unpaid rental debt. Evictions: No history of eviction filings or judgments. Background & Criminal History: A comprehensive background check will be conducted. Applications will be evaluated on a case-by-case basis. Consideration will be given to the nature, severity, and recency of any criminal convictions, specifically focusing on offenses involving violence, property damage, theft, or drug manufacturing/distribution that may pose a direct threat to the safety of the property or community. Pet Policy: This is a firm no-pet property due to HOA rules and regulation. Incomplete profile, applications or falsification of any information will result in immediate denial.
