Rental duration allowed is 1-6 month if need extra time just let me know with 30 days notice. There is a max occupancy of (3) any other extra people will have an extra charge .Cleaning cost of $350 .Renters insurance is required . Landlord insurance will not cover the tenants. Landlord and tenants will have a shared bills on electricity and water. Their will be a bill cap on electricity and water anything over that cap is the renters responsibility. Internet, pest control and lawn upkeep mowing is the landlord . Tenant just need to keep any trash pick up . Air filter change every 2-3 month depending (landlord). No-smoking of any kind is permitted inside the premises. smoking is allowed outside 20ft away from home or inside the fence in area .No smoking of any illegal substance. No illegal substance is permitted in the premises. Parking is allowed in front yard or in back garage or on side by the road. No working vehicles are allowed in the yard . They will be removed immediately at tenants cost . Pet under 25lbs are allowed max of Two only . Pets fees are for each pet. Tenants are responsible for their pets upkeeping inside and outside . Pets shall remain in a cage while tenant is not home . Tenants are responsible of the upkeep of the home . Tenant shall maintain a clean up tidy home and bathrooms. No parties ! No guess overstaying ! No loud noise or music ! Landlord shall have right of enter the premises during normal working hours by providing (24)hrs notice to inspect and make necessary repairs .
