Lease terms

1. **No Indoor Smoking Smoking is strictly prohibited inside the property. 2. **No Unapproved Pets Pets are not permitted on the premises without prior written consent and deposit paid to the landlord. 3. **Financial Requirements First month's rent, along with a $2100 security deposit, are required prior to move-in. 4. **Utilities Tenants are responsible for all utilities, including Wi-Fi. 5. **Maintenance Tenants must promptly report any maintenance issues to the landlord, keep the yard free of trash and maintain the existing plants in the yard. 6. **Property Condition Tenants are expected to maintain the property in a clean and orderly condition. Property is rented unfurnished 7. **Noise Excessive noise or unruly parties that cause disturbances to neighbors will not be tolerated. Any red tags or complaints from the police/city will be grounds for terminating the lease. 8. **Guest Policy Tenants must notify the landlord of any guests staying longer than three consecutive nights. 9. **Alterations Tenants are not permitted to make any alterations to the property without prior written consent from the landlord. 10. **Parking Tenants are required to use designated parking spaces and keep the area clean and free of debris/junk cars.
