Lease terms

The lease term shall be 12 months. Minimum 30 days notice of intention to terminate lease The Tenant shall be responsible for paying all utilities associated with the property. Pets are permitted only with the Owner's prior written approval and payment of the required pet deposit. Smoking or vaping of any kind is strictly prohibited inside the home. The landscaping has been intentionally designed to be low maintenance. The Owner will provide landscaping maintenance on an as-needed basis. The property includes a swimming pool. The Owner will contribute up to $200 per month toward routine pool service. The Tenant shall be responsible for selecting, scheduling, supervising, and paying the pool service provider directly. Any routine pool service costs exceeding $200 per month shall be the Tenant's responsibility. Major pool-related repairs, equipment replacement, and replacement filters (other than routine maintenance items) shall be the Owner's responsibility. The Tenant agrees to maintain the property in a clean, safe, and well-maintained condition throughout the lease term and shall promptly notify the Owner of any maintenance issues or repairs requiring attention.
