2. TERM The term of this Lease shall be for one (1) year, 3. RENT Amount: $2,075.00 per month, payable in advance. Due Date: One week before the 1st day of each month. Payment Method: By Zelle to the Landlord. Late Fee: A penalty of $50.00 per day shall be assessed for each day rent remains unpaid after the due date. 4. SECURITY DEPOSIT Amount: $2,075.00, to be held by the Landlord. Return: The deposit shall be returned to the Tenant within 14 days after move-out, less any deductions for damages, unpaid rent, or cleaning fees. Damages: If damage is incurred, the cost will be charged and the Tenant is responsible for any additional charges. If any items are taken from the Premises, the Tenant is fully responsible for replacement costs. 5. UTILITIES AND ADDITIONAL COSTS Utilities are covered by the rentals per the usage. 6. MOVE-OUT CONDITIONS The Tenant shall clean the Premises and prepare it for the next guests upon move-out. Failure to comply will result in the Landlord hiring a cleaning service, with costs deducted from the security deposit. 7. TERMINATION This is a fixed-term lease. Early termination by the Tenant must be negotiated in writing. The Landlord reserves the right to initiate eviction procedures for material breaches of this agreement, including non-payment of rent or violation of community rules, in accordance with Arizona law. 8. INDEMNIFICATION CLAUSE The Landlord is not responsible for any illness or injury occurring on the property. Stay and residency at the Premises will be at the Tenant's, occupant's, and guest's own risk. The Landlord is not responsible for any damage to the Tenant's, occupant's, or guest's property and highly suggests "renter's insurance" for each occupant. 9. GOVERNING LAW This Agreement shall be governed by the laws of the State of Arizona. 10. ENTIRE AGREEMENT This document constitutes the entire agreement between the parties and supersedes all prior negotiations or agreements. Any modifications must be in writing and signed by both parties.
