SHARED HOUSING AGREEMENT HOUSE RULES By booking and staying in this property, guest agrees to the following terms and conditions: 1. Occupancy & Guests - This rental is for one occupant per room unless otherwise approved in writing. - No additional or overnight guests are permitted without prior host approval. - Guest is responsible for the conduct of any approved visitors. - Additional fees will apply for overnight guests who are within home for any more than 3 days. 2. Shared Living Responsibilities -Guest acknowledges this is a shared living environment. -All common areas must be kept clean and free of personal belongings. -Guest agrees to clean up immediately after use of any shared space. 3. Kitchen Use -All dishes, pots, cooking utensils, etc., must be hand-washed and put away immediately after use to ensure that no dirty items are left in the sink. -Guest must store food properly and dispose of expired items. -Leaving food out is prohibited due to pest control concerns. 4. Cleanliness Standards -Guest agrees to maintain both private and shared spaces in a clean and sanitary condition. -Excessive mess, odors, or unsanitary conditions may result in fees, loss of deposit, or termination of stay. 5. Utilities & Energy Use -Guest agrees to conserve unnecessary use of utilities. -Lights, fans, and appliances must be turned off when not in use. -Doors and windows must remain closed when air conditioning is running. -Thermostat settings must remain within host-approved range. 6. Noise & Conduct -Quiet hours are enforced from 10:00 PM to 7:00 AM. -Disruptive behavior, excessive noise, or disturbances to other occupants are not permitted. 7. Bathroom Use -Only toilet paper may be flushed. 8. Laundry -Each tenant is responsible for their own laundry supplies and should not use anything that is not their own. -Laundry must be removed promptly after cycles complete. -Dryer lint trap must be cleaned after each use. 9. Trash Disposal -Guest is responsible for disposing of trash properly. -Trash must not be allowed to overflow. -Guest may be required to assist with routine trash removal. 10. Safety & Security -Guest must lock all doors and windows when leaving. -Keys, codes, or access devices may not be shared. -Any damages, malfunctions, or safety concerns must be reported immediately. 11. Smoking, Substances & Pets -Smoking or vaping inside the home is strictly prohibited. -Illegal substances are not permitted on the property. -This is a pet-free home, pets are not allowed. 12. Parking -Guest must park only in designated areas. -Blocking driveways or other vehicles is prohibited. 13. Desert Climate Acknowledgment (Tucson, AZ) -Guest understands that proper cleanliness is required to prevent insects/pests. -Doors and windows should remain closed to maintain indoor climate and prevent intrusion of pests. -Guest agrees to follow all pest-prevention practices outlined by host. 14. Private Room Care -Guest is responsible for maintaining their room in good condition. -No alterations, damage, or misuse of furnishings is permitted. -Any damages beyond normal wear and tear will be charged accordingly. 15. Check-Out Conditions - Room must be left clean and in similar condition as check-in. - All personal belongings must be removed. - Trash must be disposed of and dishes cleaned. - A cleaning fee of $150 is charged upon moving out. 16. Violations & Enforcement - Failure to comply with these rules may result in: - Additional cleaning or damage fees - Immediate termination of stay - Loss of deposit By staying at this property, guest acknowledges and agrees to all house rules stated above.
