12-month lease. Monthly rent is $5,500. Security deposit is $8,250 due at lease signing. Tenant is responsible for electricity, gas, water, and internet service. Owner pays HOA dues, which include trash service and community landscaping. Tenant must promptly report any maintenance issues (including leaks, plumbing issues, appliance problems, or other damage risks) to the owner to help prevent property damage. No pets allowed under any circumstances. No smoking inside the property. Tenant must comply with all HOA rules and community regulations, including parking, trash disposal, and noise guidelines. Any HOA fines caused by tenant violations will be the tenant's responsibility. Tenant must obtain renters insurance with a minimum of $100,000 liability coverage and provide proof of insurance before move-in. Parking includes up to four spaces for the unit.
