LEASE TERM: Minimum lease term: 1 month Maximum lease term: 1 year PRICING: $5,936/month Open to lower rate with one year lease for ideal candidates. UTILITIES & SERVICES All utilities are included in the rental rate. Excessive utility use will incur additional fee. Utilities include: - Electricity - Gas - Water - Trash removal - Internet/ cable - Weekly landscaping - Weekly hot tub maintenance - Home security monitoring system SERVICE SCHEDULE: Trash collection - Wednesday mornings, weekly. Hot tub maintenance- Thursday mornings, weekly. Landscaping - Wednesday mornings, weekly. Sprinklers activate daily at approximately 7 AM for 10 minutes to water the garden areas. Only our approved maintenance and cleaning teams are permitted to maintain the property. Third-party service providers are prohibited. AVAILABILITY: The property is available on a first come, first serve basis after house tour has been completed, application has been approved, and payment clears. PAYMENT TERMS: The following are due upon signing of the lease: - Refundable security deposit equivalent to 1 months rent - First month's rent - Pet fee (if applicable) of $150/month - A one time cleaning fee of $395 The security deposit will be returned within 21 days of move-out, pending no damage, missing items, or outstanding balances. Monthly rent due on the 1st of each month, with a 3-day grace period. A late fee may apply after the 3-day grace period. For month to month tenants, a minimum 30-day written notice is required prior to move-out. Early termination of long term lease may result in forfeiture of part or all of the security deposit. Fixed Term tenants may provide 30 day notice of intent to vacate, however, financial obligations apply unless the lease is transferred to a new tenant. In such event, any difference in rent will be the responsibility of the original tenant for the overlapping dates before the original lease termination date. HOUSE GUIDELINES: - The property is strictly non smoking. Smoking, vaping, or use of any tobacco or cannabis products is not permitted anywhere on the property, including interior spaces, exterior areas, patios, balconies, yard, or garage. - The primary leaseholder must be at least 25 years of age and must occupy the property. - Tenant agrees to comply with all house rules, quiet hours, and local ordinances. - Any damage beyond normal wear and tear will be the responsibility of the Tenant. NOISE & NIGHT SKY ORDINANCES: - Topanga is a peaceful, close-knit community where sound travels easily. A Night Sky Ordinance and local Noise Ordinance are enforced between 10 PM and 8 AM. Please minimize outdoor noise at all times. PARKING: Public street parking for two vehicles is available on a first come, first serve basis. The unit is equipped with an EV charger (pay per charge). TENANT ACCESS / LAYOUT: The Apartment has three levels, the tenant will have access to the lower and second levels.The grassy area between the two units is shared, and all guests are welcome to explore the hiking trails on and around the property. Please be mindful of the privacy of the Main House guests during your stay. The hot tub is only available for the main house. The wellness yurt, recording studio, and Main House are private spaces unless otherwise arranged. The main house guests use the central steps between the two units. Please only use the steps on the RIGHT side of the Apartment. Please do not open the storage cabinets across from the laundry, as these supplies are not included for guest usage. LANDLORD ACCESS: Landlord will provide 24-hour notice for any required access, except in emergencies. PROPERTY USAGE: The Tenant agrees if the number of guests noted at time of booking increases, written acknowledgment from the Property Manager or the Owner is required and an additional guest fee may apply. Brief, non-overnight visitors are welcome; however, total occupancy may not exceed 6 people at any time (including the combined total of guests and visitors) unless pre-approved. Overnight visitors are allowed up to a 3-day stay with prior approval as long as the total number of overnight guests does not exceed four 4 people (including children). The primary booker must be at least 25 years old and present when visitors are on property. Only pre-approved pets listed in the reservation are permitted on the property. A pet fee applies for each pet. No amplified noise at any time. The home is intended for residential use only. Subleasing, short term rentals, or use of the property for commercial purposes, filming, large gatherings, parties, or events is strictly prohibited without prior written consent from Owner. INSURANCE REQUIREMENT: Tenant is required to maintain active renter's insurance throughout the duration of the tenancy, with proof of coverage provided prior to move-in. TRANSPORTATION: We recommend guests have their own car while staying at the property. Uber/ Lyft drop-offs are generally no problem, but pick-ups (especially in inclement weather) can be inconsistent. ENVIRONMENT: Life in this rare nature corridor comes with a few rustic quirks - occasional power or internet outages, temporary road closures, or sightings of local wildlife, including the sound of coyotes at night. These elements are part of the authentic charm of true canyon living. While such occurrences are beyond our control, we do our best to address and mitigate any issues promptly as they arise. Tenant agrees to comply with all county fire safety protocols and evacuation procedures as needed. SAFETY & SECURITY WiFi can be spotty in the mountains, screenshot important information in advance. The home itself is equipped with high speed internet. Guests are responsible for maintaining the property's security at all times. Please keep all exterior doors closed, and do not leave food outside, as wildlife is common in the area. Exterior Ring cameras are present on property. If exploring around the property, be mindful of the terrain and unprotected high drop offs. Do not share access codes with anyone who is not a registered guest. Children must be supervised at all times. Smoking anywhere on the property (indoors or outdoors) and open flame, including burning candles and incense, are not permitted. This property is in a high-risk fire zone in evacuation zone 9 (TOP-U009) - but not considered part of the wildfire burn scar and was not affected by recent wildfires. PROPERTY CARE Cleaning: Please keep the home tidy during your stay. To prevent pests, take out the trash regularly, wash dirty dishes promptly, and wipe down counters. Cleaning supplies and an extra roll of paper towels are located in each kitchen. Tenant agrees to maintain the property in good condition. Optional professional cleaning available upon request. Any maintenance, damage, or cleaning concerns should be reported to the property manager immediately. All repairs must be arranged through management. House Linens: Each stay includes freshly made beds with clean linens. Four sets of clean bath & hand towels are supplied per full bathroom, and extra dish towels are provided in the kitchen. Guests are welcome to use the washer and dryer if they'd like to refresh their own linens during their stay. Use makeup towels or towelettes for makeup removal (provided in every bathroom). Do not leave any wet towels /clothing on beds, couches, hardwood floors, or furniture. Laundry: Washer/dryer is located on the lower level. Eco-friendly laundry detergent is provided. Please clean the lint trap after each cycle. Do not use bleach products. Bathrooms: Only toilet paper may be flushed in toilets. Please clean out the hair catcher from the shower drain regularly. General: Kindly remove shoes in the home, especially in carpeted areas. If you notice plants are thirsty, please feel free to give them a drink! Trash: Bring trash to the bins roadside by Tuesday evenings. Ensure lids are closed. Please contact the Property Manager for bulky item pickup. Cooking oil must be discarded in the trash. PET POLICY: We may welcome up to ONE service dog or ONE pre-approved, well-behaved, house-trained dog. Cats and any other animals are not permitted. The dog must be listed on the reservation (as a pet fee applies). For service animals, current and valid documentation is required before arrival, as authenticity will be verified. Puppies under one year, shedding breeds, and/or dogs that bark excessively, show aggression toward other animals, or are prone to chewing, scratching, or marking are strictly prohibited (unless an exception is made in advance). It is the pet owner's responsibility to supervise their dog. Any injuries, damages, or additional cleaning caused by a pet will result in an additional fee after checkout (at a minimum) Dogs are not allowed on furniture. Crating is preferred if the dog is left alone indoors. Ensure the dog is securely indoors when service providers are scheduled to arrive. Please keep dogs on leash when outside on property as the property is not gated and it's a shared lot with other guests. Please take dogs off property to relieve themselves. If the dog relieves themselves on the property, pet waste must be picked up immediately. The weekly gardener does not tend to pet waste.
