Lease terms

LEASE TERMS (Tentative) 1. Lease Length A minimum three-month lease term is required. Tenant must complete the full three-month term unless otherwise approved in writing by Landlord. 2. Payments First month's rent plus a $1,000 security deposit due at lease signing. Rent is due on the 1st of each month. A late fee applies after (X) days of non-payment. 3. Utilities Utilities included: water, gas, and trash. Electricity and internet service are not included and are the sole responsibility of the Tenant. Tenant is responsible for any excessive or abusive utility usage related to included utilities exceeding $200 per month. 4. Occupancy Single occupant only. No long-term guests without prior written approval (defined as more than (X) consecutive or total nights per month). 5. No Smoking / No Drugs No smoking of any kind inside or near the property. No illegal drugs, substances, or paraphernalia permitted on the premises. 6. No Subletting / Short-Term Rentals Subleasing, Airbnb, or short-term rentals are strictly prohibited. Lease is non-transferable. 7. Use of Premises Residential use only. No business, commercial, or professional activity may be conducted from the unit. 8. Conduct Tenant shall maintain quiet and respectful behavior at all times. No loud music, parties, or disturbances. Tenant must respect neighbors and all property rules. 9. Maintenance & Cleanliness Tenant must keep the unit clean and in good condition. Maintenance issues must be reported promptly. Smoke and carbon monoxide detectors may not be disabled, removed, or tampered with. 10. No Alterations No painting, drilling, mounting TVs, installing fixtures, or making any modifications without prior written approval. Locks may not be changed under any circumstances. 11. Parking Street parking only. Tenant shall not block driveways or neighboring access. 12. Safety & Security Tenant must keep doors and windows locked when away. Landlord is not responsible for loss or damage to personal property. No weapons or hazardous materials allowed on the premises. 13. Right of Entry Landlord may enter the unit for repairs, maintenance, or inspections with 24-hour notice, except in emergencies. 14. Move-Out Conditions Unit must be returned clean and in good condition. Normal wear and tear accepted. Damages may be deducted from the security deposit or advance rent.
