Lease terms

No smoking inside at all including screen room. Garage is not included in use, owner will be using as storage, tenant may discuss limited storage use in garage on a case by case basis but no vehicles will fit in garage. Utilities are responsibility of tenant. Tenant responsible for changing air filters (3) on a monthly basis. Damage to system by not changing filters responsibility of tenant. Entire interior will be freshly painted - tenant responsible for any repaint needs at end of lease. Tenant responsible for lawn maintenance, equipment provided but tenant must maintain in good condition and provide own gas. Owner pays for once per week pool maintenance, tenant responsible for maintaining cleanliness of pool beyond that. No loud parties after 10pm. Security system can be activated at tenant expense. Cameras that are installed on exterior of house will remain. No overnight street parking. First month, last month and security deposit due at signing/lease start.
