Pictures I.D. is required for application. The gross income/rent ratio used to qualify applicants is 3 to 1. In the event applicants apply as roommates, each applicant must meet these occupancy standards individually. The income to rent ratio is 2 to 1 per applicant. Each roommate is 100 percent responsible. We do not accept Co-Signers. Applicants must have verifiable residency of at least 12 months with good payment and Landlord reference. Applicants must have current verifiable employment of at least 6 months or at least one year with a prior employer. No applicant with a negative credit report will be accepted as a resident. No applicant with a criminal record that is detrimental to property will be accepted as a resident. No more than two adults may occupy an apartment, and only 2 people per one bedroom and 4 per two bedroom apartment. The number of vehicles per apartment is limited to one per adult, two total, with no unusable vehicles sitting idol. Two total vehicles. No dogs or cats or any other pets allowed for any length of time. This is a NON SMOKING PREMISES, No smokers, OF ANY KIND will be accepted for residency. This includes those who "only smoke outside." Smoking by residents and guests anywhere on the premises is prohibited as well. Vaping and Marijuana is prohibited. Sub-letting is prohibited. A one year lease is required. Applicants are informed that a Pre-Housing report will be conducted including a Credit Report and Criminal Background check as well as verification of information given on the application. Applicant will authorize in writing, by signature below, the sharing of information regarding their rental and employment history. A processing fee of $40.00 (CASH ONLY) per applicant will be collected at the time of application to cover the cost of Pre-Housing reports. This fee is NON-REFUNDABLE. Renters Insurance is required.
