LEASE TERMS: - Available for a 6-month minimum lease term. Security deposit equal to one month's rent, plus first and last month's rent due upon lease signing. - Posted monthly rate includes the utilities and amenities listed in the section below. - Tenants are expected to maintain the property with exceptional care and cleanliness. * If you are not comfortable keeping a home to a high standard, this property may not be the right fit. Guest Policy: - Guests staying longer than 10 consecutive days or more than 20 total days within a 6-month period must receive landlord approval and may be required to apply as occupants. Gatherings & Events: - No parties or events permitted. Gatherings exceeding 8 persons total (including tenants) require prior landlord approval. Unauthorized occupants or subleasing are strictly prohibited and constitute grounds for lease termination. - This home is NON-SMOKING (inside and outside the property). No pets permitted. - Applicants must meet standard screening criteria including credit check, income verification, and background screening.
