Lease Terms Long-Term Lease Monthly Rent: $19,500 per month Minimum Lease Term: 12 months (or as otherwise agreed in writing by Landlord and Tenant) Security Deposit: One month's rent ($19,500) due upon execution of the lease. The deposit will be held and returned in accordance with applicable Colorado law, less any lawful deductions for unpaid rent, damages beyond ordinary wear and tear, or other permitted charges. First month's rent and security deposit are due prior to move-in. Vacation Rental Winter Season Rate: $28,000 per week Weekly rental rates are subject to availability and applicable taxes and fees. A security deposit and signed rental agreement are required prior to occupancy. Utilities Unless otherwise agreed in writing, Tenant is responsible for payment of all utilities serving the property, including but not limited to: Electricity Propane Internet, cable, or streaming services (if desired) Any other utilities or services not expressly provided by the Landlord Additional Terms No smoking inside the residence or guest house. Tenant is responsible for maintaining the property in a clean and orderly condition throughout the lease term. Any use of horse paddocks or barn stalls must be approved by the Landlord and may require a separate agreement and additional fees. Parking for trailers, recreational vehicles, snowmobiles, and other equipment is permitted only in designated areas with prior approval. Pets may be considered with prior written approval from the Landlord and may require an additional pet deposit or monthly pet fee. All occupants must comply with applicable Colorado laws and all terms of the lease agreement.
