Lease terms

This is a Short-Term Rental Agreement for transient occupancy only and is governed by the laws of the State of Connecticut. Tenant(s) acknowledge that this Agreement is for temporary lodging only and do not intend to establish residency or a permanent household at the Property. The Property shall be furnished by the Landlord and is limited to the furnishings, appliances, and household items currently located within the home. This is a non-smoking and non-vaping property. The Landlord shall provide and pay for all standard utilities servicing the Property, including electricity, internet, oil/gas, water, sewer, trash collection, and all other standard utilities. Bi-weekly housekeeping is included in the rental amount. Cleaning shall be scheduled on a mutually agreed-upon day between the Property Manager and Tenant(s). This service is mandatory and not optional. Tenant(s) agree to permit the Property Manager and/or cleaning personnel access to the home and garage for scheduled cleanings. Occupancy is limited to a maximum of two (2) overnight occupants. A maximum of four (4) visitors may be present on the Property at any one time. Tenant(s) are responsible for ensuring all occupants and visitors comply with the terms of this Agreement. Tenant(s) shall pay a Security Deposit equal to one month's rent, calculated by dividing the total rent due for the rental period by the number of months in the rental term, with any partial month being considered one full month for purposes of this calculation. The Security Deposit, together with the first and last month's rent, is due upon execution of this Agreement. The Property shall not be reserved, and rental dates shall not be blocked on any booking platform, including VRBO, until all required funds have been received. Tenant(s) shall be permitted to have one (1) dog with no weight limit, provided Tenant(s) pay an additional $100.00 per month as Dog Rent. The following conditions apply: (a) dogs are not permitted on furniture, including beds; (b) Tenant(s) shall promptly pick up and properly dispose of all pet waste; (c) dogs must remain on a leash or securely tethered whenever outside and shall not be permitted to approach neighboring properties, delivery personnel, or leave the Property; (d) whenever Tenant(s) leave the Property without the dog, the dog must remain secured in a crate and shall not be permitted to roam freely inside the home while unattended. Tenant(s) are responsible for any damage caused by their pet. The Landlord reserves the right to inspect the Property with reasonable prior notice, except in the event of an emergency, and in accordance with applicable Connecticut law. Should Tenant(s) violate any provision of this Agreement, the Landlord may terminate this Agreement and pursue all remedies available under applicable Connecticut law. Tenant(s) agree to vacate the Property upon expiration or lawful termination of this Agreement. Tenant(s) agree to indemnify, defend, and hold harmless the Landlord and Property Manager from any and all claims, demands, damages, liabilities, losses, costs, and expenses arising from Tenant(s)' or Guest(s)' use or occupancy of the Property, except to the extent caused by the Landlord's gross negligence or willful misconduct, or as otherwise prohibited by law. Tenant(s) acknowledge that the Landlord's insurance does not cover Tenant(s)' personal property or personal liability. Tenant(s) shall maintain renter's liability insurance for the duration of the rental period and shall provide proof of such coverage to the Landlord or Property Manager prior to the commencement of the Rental Period. Tenant(s) agree to pay all reasonable costs, expenses, court costs, and attorney's fees incurred by the Landlord in enforcing this Agreement, to the fullest extent permitted by Connecticut law. Use of Property Tenant(s) expressly acknowledge and agree that this Agreement is for transient occupancy only and that Tenant(s) do not intend to make the Property their residence or household. Shortened Stays and Conditions No refunds shall be issued for shortened stays, early departures, weather conditions, utility interruptions beyond the Landlord's control, internet outages caused by third-party providers, acts of God, or other circumstances beyond the Landlord's reasonable control. Mandatory Lake, Dock & Watercraft Liability Waiver As a condition of occupancy, the primary renter must sign a separate Lake, Dock & Watercraft Liability Waiver prior to check-in. The waiver applies to all occupants and visitors who access or use the lake, shoreline, dock, boathouse, stand-up paddle boards, or any other recreational equipment provided with the Property during the rental period. Execution of the waiver is mandatory and will be provided with the final lease documents for signature. Failure to execute the required waiver may result in denial of access to these amenities or cancellation of the reservation, as permitted by applicable law. Tenant(s) acknowledge that the Property is located on or near a lake and that use of the lake, shoreline, dock, boathouse, stand-up paddle boards, and surrounding outdoor areas is entirely at Tenant(s)' and Guest(s)' own risk. Tenant(s) agree to comply with all safety rules contained in the separate Lake, Dock & Watercraft Liability Waiver. Children shall be supervised by a responsible adult at all times while outdoors or near the water. Tenant(s) shall have access to the boathouse for storage and use of the stand-up paddle boards, the garage for storage, use of the home gym, and access to the trash bins. The boathouse padlock shall remain locked whenever the boathouse is not in use. The key may remain hanging in the garage or on the designated hook located on the side of the boathouse. The garage shall also remain locked whenever unattended. The Property receives periodic landscaping, lawn care, and other maintenance services. Tenant(s) agree to permit reasonable access to the Property for authorized service providers during normal business hours with reasonable notice whenever practicable. Tenant(s) agree to comply with all applicable Connecticut laws, local ordinances, and neighborhood regulations. Quiet hours shall be observed daily between 10:00 p.m. and 7:00 a.m. Excessive noise, parties, events, or disturbances to neighboring properties are strictly prohibited and may result in immediate termination of this Agreement in accordance with applicable law. The Property is the Landlord's privately owned home and is furnished with high-quality finishes, furnishings, and amenities. Tenant(s) agree to exercise reasonable care and treat the Property with the same respect they would their own home. Tenant(s) shall be responsible for any damage caused by themselves, members of their party, or their guests beyond normal wear and tear.
