Lease terms

Lease Duration & Financials: * Term: 12-Month Minimum lease required. * Security Deposit: Equal to one month's rent, due upon lease signing. * Income Requirement: Gross household income must be at least 3x the monthly rent (verifiable via paystubs). * Credit & Background: Clean background check and a solid credit history required for all applicants over the age of 18. * Rent Due Date: Rent is due on the 1st of each month. A standard 5-day grace period is provided. If rent is not received by the 5th, a flat $50 late fee applies on the 6th, plus $10 per day until paid in full. Utilities & Maintenance: * Utilities: Tenant is responsible for all utility accounts (gas, electric, water/sewer, and internet/cable setup) and must transfer core services into their name by the lease start date. * Routine Maintenance: Tenant handles regular lawn mowing, trash removal, and changing the HVAC air filter monthly. * Structural Maintenance: Owner handles all structural, plumbing, heating, and major appliance repairs. Property Policies: * Pet Policy: Small to medium pets (under 40 lbs) are welcome subject to owner approval. Requires a $300 non-refundable pet fee upfront and $40/month pet rent. Restricted/aggressive breeds are excluded due to standard insurance limitations. * Smoking: Strictly a 100% non-smoking property (including the garage and interior). * Parking: Attached 2-car garage and driveway parking are available. Per neighborhood guidelines, no overnight street parking is permitted.
