Monthly rent to be paid the 1st of the month, late fees applied if past due date. Security deposit due upon lease signing. Lease duration one year. Tenant pays all utilities and responsible for proper yard care and maitence to keep property looking neat and clean. Owner will winterize sprinkler system. The first applicant who submits a fully completed application, pays the screening fee, and meets all criteria below will be approved. 1. Income Requirements: Gross household income must be at least 3x the monthly rent (minimum $7,350/month), verifiable via recent paystubs, W-2s, or tax returns. 2. Credit History: Minimum credit score of 670 required with no history of collections, write-offs, or recent bankruptcies. 3. Rental History: Excellent, verifiable rental history or past homeownership is required. Applicants must show a flawless record of stable, on-time payments, zero lease violations, and no history of evictions. 4. Smoking Policy: Strictly NO SMOKING of any kind (tobacco, cannabis, or vaping) permitted anywhere on the premises. 5. Pet Policy: * Strictly NO CATS. * Small to medium dogs considered on a case-by-case basis and require prior written approval of breed and size. Aggressive breeds will not be considered. * Approved dogs require an additional non-refundable pet deposit of $500. 6. Background Check: A comprehensive criminal background and credit check will be conducted for all occupants aged 18 and older. 7.
