Lease terms

LIMITED OCCUPANCY: Occupancy is limited to a maximum of 10 persons. The house will not be rented to anyone under 25 years of age. If Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. NON-DISTURBANCE: Renter and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors nor use the premises for any unlawful purposes. Ordinances govern the residential neighborhood, so no excessive noises or loud music after 10 pm PST. CARE OF PREMISES/DAMAGES: PETS ARE NOT ALLOWED UNLESS PERMITTED AHEAD AT TIME OF BOOKING. IF PERMITTED BY OWNER, PETS ARE ALLOWED IN DESIGNATED AREAS AS AGREED BETWEEN OWNER AND RENTER. NO SMOKING PERMITTED IN HOUSE Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay Owner for any damages to furnishings, household items that occur as a result of Renter's occupancy. This will include payment of any additional cleaning charges over $500.00 incurred due to Renter's occupancy. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold Owner harmless from any and all claims including those of third parties, arising out of or in any way related to Renter's use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities on the Property and will hold Owner harmless with respect thereto. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without prior written consent of the Owner. REPAIRS AND MAINTENANCE: The Property is rented with the Owner's furniture and household furnishings. Owner shall not be responsible for providing additional furnishings or equipment not presently available in Property. Renter will report any maintenance issues immediately to the Owner. Owner will make every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. CANCELLATIONS are allowed based on rules set PARKING: 4 cars (2 inside garage, and 2 outside of garage). INTERNET/TV: Wireless internet and TV is provided for free. HOUSE RULES NO SMOKING INSIDE THE PROPERTY This is a smoke-free property. Smoking is only permitted outside and cigarette butts should be disposed of properly and not thrown on the ground. NO PETS ALLOWED Pets are allowed in designated areas outside/inside the house as agreed to between Owner and Renter only. NO HOUSE PARTIES Home is for use by the number of people authorized in your Property Rental Agreement only. NO FIREWORKS ALLOWED Any evidence of fireworks may result in immediate eviction with no refund. GRILL USE No charcoal grill is allowed. MAINTENANCE AND REPAIRS Report immediately to Owner GARBAGE PICK-UP Trash pick up is weekly on Friday's at 7 am PST. Please place all trash in one black garbage can with a lid and pull to the street in front of the house in the morning before 7 am on Friday only to not attract the bears. RULES TO KEEP BEARS AWAY: Please do not keep garage doors open unattended Please keep garbage cans away from the garage doors BOAT DOCK There is room for a 25 ft size boat. The dock is shared, and we own/use the right/east side of the dock. AMENITIES To access the Tahoe Keys amenities, please go to the HOA office (circled in red in the map below) and show a copy of your rental agreement to obtain the access key. There will be a $20 charge for each access key. We will inform our HOA office of the the names for 2 access keys ahead of your arrival.
