Lease Terms & Property Rules Occupancy: Only approved occupants listed on the lease may reside in the property. Subletting or unauthorized occupants are not permitted. Use of Property: Residential use only. No parties, events, or large gatherings. Tenant must comply with all local laws and ordinances. Quiet Enjoyment: Quiet hours are from 10:00 PM to 7:00 AM. Tenant agrees to be respectful of neighbors. Utilities: Under 6 months: Utilities included 6+ months: Tenant responsible for utilities Maintenance & Condition: Tenant agrees to maintain the property in clean and good condition and promptly report any issues. Tenant is responsible for any damage beyond normal wear and tear. Alterations: No repairs, alterations, or modifications without prior written approval. Smoking: No smoking permitted inside the property. Pets: No pets allowed. Parking: Parking permitted only in designated areas. Blocking neighboring properties or restricted areas is not allowed and may result in towing. Prohibited Actions: Tampering with or disabling safety or property systems (including smoke detectors, internet equipment, or cameras) is strictly prohibited Use of the property for illegal activity is prohibited Security & Monitoring: Exterior cameras are present for security purposes only (no interior cameras). Hot Tub: The hot tub is not included in the rental and is not available for tenant use Liability: Tenant uses the property and any amenities at their own risk. Owner is not responsible for loss of personal property. Deposits & Payments: Security deposit required. Additional terms regarding payments and fees are outlined in the lease agreement.
