Lease Terms & Property Rules Occupancy: Only approved occupants listed on the lease may reside in the unit. Subletting or unauthorized occupants are not permitted. Use of Property: Residential use only. No parties, events, or large gatherings. Tenant must comply with all local laws and ordinances. Quiet Enjoyment: Quiet hours are from 10:00 PM to 7:00 AM. Tenant agrees to be respectful of neighbors and the upper unit. Utilities: Under 6 months: Utilities included 6+ months: Tenant responsible for utilities Shared Systems & Property Conditions: This is a basement unit in an older home; some noise from the upper unit should be expected The HVAC system is shared; temperature is maintained at a standard setting Basement units may run cooler than upper levels Maintenance & Condition: Tenant agrees to maintain the unit in clean and good condition and promptly report any issues. Tenant is responsible for any damage beyond normal wear and tear. Alterations: No repairs, alterations, or modifications without prior written approval. Smoking: No smoking permitted inside the property. Pets: No pets allowed. Parking: Parking permitted only in designated areas. Prohibited Actions: Tampering with or disabling safety or property systems (including smoke detectors, internet equipment, or cameras) is strictly prohibited Use of the property for illegal activity is prohibited Outdoor Access: Tenant does not have access to backyard or outdoor amenities, including hot tub, fire pit, or grill Security & Monitoring: Exterior cameras are present for security purposes only (no interior cameras). Maintenance Access: Owner or maintenance personnel may enter the unit with notice for repairs or issues affecting the property. Liability: Tenant uses the property at their own risk.
