All occupants 18+ must be in the lease & pass a criminal background check. No first-time renters (at least 1 year of leasing background), no co-signers. The first month, security deposit, proof of renters insurance & $75 key fee are due at signing. No smoking allowed, pets allowed (two pets max!), for a monthly pet rent of $35 for cats, $50 for dogs under 35lb.
