Lease Terms & Policies Lease Term 12-month lease. Rent & Fees Security Deposit: $1,400 (due before move-in). Application Fee: $50 per applicant age 18 or older listed on the lease. Utilities Tenant is responsible for all utilities, including water and electricity. Smoking Policy No smoking or vaping is permitted inside the home. Parking Parking is permitted in the garage and driveway only. Street parking is not allowed. Tenant Responsibilities Maintain the home in a clean and sanitary condition. Promptly report any maintenance or repair issues to the landlord. Keep the yard maintained unless otherwise agreed upon. Dispose of trash properly and follow the scheduled trash collection. Tenant Screening All applicants are required to complete: Background check Credit check Income verification Approval is subject to meeting the landlord's screening requirements. Late Rent Policy Rent is due on the 1st of each month. A 3-day grace period is provided. If rent is not received by the end of the grace period, a $150 late fee will be assessed. An additional $25 per day will be charged until the outstanding balance is paid. Failure to pay rent for the entire month will be considered a default under the lease and may result in lease termination in accordance with Georgia law. Only individuals listed on the lease may occupy the property. No alterations or modifications to the property may be made without the landlord's prior written consent. Tenants must comply with all applicable HOA rules and community regulations, if applicable. Renters insurance is strongly recommended.
