Lease terms

Owner pays for garbage disposal, lawn service (mowing, plus annual mulching and year-round lawn treatment program), and the solar PPA payment for the initial lease term; renter takes over the PPA payment once the lease goes month-to-month. Owner covers internet for the initial lease term; renter takes over billing after that (or immediately if renter adds cable/bundles service). Renter is responsible for water, sewer, electric, and gas. Renter handles snow removal an owner-provided snowblower is available for use, or renter may use their own; no plow/truck service. Renter is responsible for maintaining landscaping in good, healthy condition. Garage has been renovated with new paint and stall mat flooring; home gym equipment is provided as-is. Renter uses equipment at their own risk and is responsible for any damage to the garage walls, flooring, or equipment beyond normal wear and tear. Renter's insurance must cover incidental damage to provided equipment and furnishings. Cats and small dogs allowed (max 25 30 lbs, 2 pets max); monthly pet rent is $70 per pet, no additional pet deposit. Renter's insurance required, must cover pet liability. Security deposit: one month's rent. Late fee: $50 after a 10-day grace period. No smoking. Furnished option includes: bed frame + mattress per bedroom, sofa + coffee table, dining table + chairs, dresser/closet storage, basic kitchen essentials (pots, pans, dishes, silverware), TV, and window blinds.
