Lease terms

Minimum lease term is three months. The security deposit is equal to two times the monthly rent, due at signing along with the first month's rent. At move-out, the unit and all furnishings must be returned in the same condition and cleanliness as at move-in, normal wear and tear excepted. The unit will be professionally cleaned between tenancies; any cleaning or repair reasonably necessary to restore the unit and furnishings to their move-in condition may be deducted from the security deposit, supported by an itemized statement and documentation as required by California law. An inventory of furnishings, fixtures, and estimated replacement values will be provided at move-in for reference in assessing any damage beyond normal wear and tear. No smoking, candles, or open flames are permitted inside the unit. Tenant use is limited to the leased unit only; driveway and backyard access are not included. Ample free street parking is available. Occupancy is limited to approved tenants listed on the lease. Occasional short-term guests are permitted; however, any guest staying more than 7 consecutive nights, or more than 14 total nights within a six-month period, requires prior Landlord approval. Utilities, including high-speed internet, are a flat $250/month. The property runs on Tesla Powerwall battery backup during power outages, which has limited capacity. To preserve backup power for both units, Tenant agrees to minimize use of high-draw appliances including HVAC, clothes dryer, and dishwasher during any outage, particularly a sustained one. The Landlord will replace the HVAC air filter approximately every three months as part of routine maintenance. Tenant must maintain renter's insurance with a minimum of $100,000 in liability coverage, provide proof prior to move-in, and maintain coverage throughout the tenancy.
