Lease Terms & House Rules Water is billed at $100 per person per month. This is a flat fee because water is not separately metered for each unit or occupant, and it is not included in the rent. Shared on-site laundry facility available for residents ($2.25 per wash and $2.25 per dry cycle). Tenants are responsible for electricity, gas, internet, and any utilities not specified in the lease. Rent may increase annually in accordance with California regulations. Applicant income must be at least three (3) times the monthly rent or (2.5) times the monthly rent. Landscaping and property maintenance take place during the week. Maintenance staff may access private patio areas to maintain the gardens, and equipment such as leaf blowers may be used during these times.
