SPECIAL FEATURE: RENTER-TO-HOMEOWNER CASH BACK PROGRAM I want to reward great tenants and help you transition from renting to owning! This property features a unique loyalty program: If you remain a tenant in good standing for a minimum of 3 years, you will "unlock" a cash-back bonus equal to 3% of all rent paid during your tenancy (up to a 10-year maximum). How it works: Rent for 3+ years, and receive a cash-back bonus upon a successful move-out to use toward a down payment on your own home, closing costs, or your next adventure! For example, a 3-year tenancy at current market rates could yield a payout of over $3,348. 5-years=$5,580. The longer you stay, the more I pay. The Details: The program is completely free to participate in. Full terms, conditions, and payout structures will be provided in a clear, written addendum alongside your standard 12-month lease. RENTAL TERMS Rent: $3,100/month Lease Term: 12 months. (Prorated early-to-mid September move-ins are welcome!) Utilities: Not included. Electricity must be set up directly in the tenant's name via Seattle City Light. Water, Sewer, and Garbage (WSG) are billed to the owner and passed through to the tenant. To ensure fairness, the WSG bill is divided proportionally based on the total number of occupants in the building. A copy of the actual Seattle Public Utilities statement will be uploaded to your secure Baselane portal each billing cycle for complete transparency, and the charge will be added to your monthly rent ledger. Secure Online Rent Payments: We believe renting should be easy and stress-free. To streamline your experience, all rent, deposits, and utility pass-throughs are handled securely online through our dedicated tenant portal, Baselane. With Baselane, you can easily track your payment history, split rent with roommates, and set up automated monthly payments so you never have to worry about missing a due date or incurring late fees. Flexible Payment Options: ACH / Bank Transfer: 100% FREE. Securely connect your bank account for fast, fee-free payments. Credit & Debit Cards: Accepted for your convenience! (Please note: A standard third-party processing fee applies to all debit and credit card transactions. To avoid fees, we highly recommend using the free ACH option). Move-In Costs: First month's rent ($3,100) + $3,100 refundable security deposit. (Security deposits and pet deposits are eligible to be paid in up to 6 equal monthly installments). Pet Policy: Adult dogs and cats (1+ years old) are welcome! $500 flat refundable pet deposit required ($0 monthly pet rent). Maximum of 2 pets. All pets are subject to screening, and adding new pets during the lease requires prior written approval from management. Smoking: Strictly a non-smoking property. Application Process & Minimum Screening Criteria: Note: The unit is currently occupied and will not be available for in-person tours until August 28th. Video walkthrough is available upon request! An application is considered complete when all applicants 18+ have applied, paid the $45 screening fee, and provided all required documentation. As a courtesy, the $45 screening fee will be credited back toward your first month's rent upon lease execution! First-In-Time Rules: Applications are date and time stamped in the order received and screened one at a time. If additional information is needed, applicants are given a minimum of 72 hours to provide it. Approved applicants are given 48 hours to accept the rental agreement. Income: Combined verifiable gross household income must be at least 2.5x the monthly rent. (If using a housing subsidy, the ratio applies only to the tenant's portion of the rent). Credit: Minimum credit score of 650. Applicants must have no active bankruptcies, no recent foreclosures, no active accounts in collections, and no past-due housing or utility debt. Rental History: 24 months of positive, verifiable rental or mortgage history from a non-relative. No past evictions or outstanding balances owed to previous landlords. Documents Required: Valid government-issued photo ID, most recent 30 days of pay stubs, or previous year's tax returns/bank statements if self-employed. Mandatory Seattle Disclosures: Fair Chance Housing: A landlord may ask about and screen a person's criminal history. However, the landlord cannot reject a person or treat them differently than other applicants or tenants because of their criminal history. Adult applicants may be screened against the sex offender registry.
