Screening Criteria: Completed rental application for all adults (18+) who will reside in the unit Government-issued photo identification (any valid form) Verifiable, lawful income sufficient to cover rent (minimum 2.75x monthly rent). Multiple income sources may be combined and all lawful income sources will be considered Positive rental history and landlord references demonstrating timely rent payment and appropriate tenancy behavior Credit history is reviewed holistically and evaluated based on patterns of timely payment and overall financial responsibility. A specific credit score alone is not an automatic basis for approval or denial. Rental history free of unresolved tenancy issues that would indicate a material risk to future tenancy, consistent with Washington State law Background screening conducted in a manner consistent with Washington State and City of Seattle Fair Chance Housing regulations, including individualized assessment where required Occupancy limited to a maximum of two (2) persons, consistent with applicable housing codes Reusable tenant screening reports may be accepted if they meet the screening requirements outlined in the application instructions.
