2140 Belvidere Ave SW Lease Terms & Policies The Home: Fully furnished 4-bed / 2.5-bath single-family home in North Admiral, West Seattle. Move-in ready. Lease length: 12-month fixed term preferred. Rent: $6,000/month base. Spa & Garden Maintenance: +$500/month (total $6,500/month), covering two gardening visits and two spa-servicing visits per month, handled by the owner's contractors. Tenant is not responsible for routine spa or garden upkeep. Security Deposit: $6,000 (equal to one month's base rent), refundable per Washington law. Utilities & Internet:Tenant responsible for [electric/water/gas/garbage/Internet] Move-in costs: Installment plan available on request. Smoking Policy: Strictly smoke-free and vape-free home, indoors and on the sun deck, atrium, and all enclosed areas. Smoking of any kind (including cannabis) inside is prohibited, and any smoke damage to furnishings or finishes will be charged against the tenant. Parking Policy: Two dedicated off-street parking spaces plus the attached garage are included. Parking is for the household's vehicles only; no commercial vehicles, RVs, boats, or vehicle repair on site. The garage also houses the home gym, so it is shared-use space as set out in the inventory. Pet Policy: Pet-friendly, subject to owner approval of the specific pet(s). Tenant maintains the home accordingly including yard and creek-area cleanup, prompt waste removal, and protection of furnishings and wood flooring from pet damage. Any pet deposit/fee must fit within Seattle's capped move-in total. Service and assistance animals are not pets and are exempt from pet fees, though the tenant remains responsible for any actual damage. Tenant Maintenance Responsibilities: Keep the interior clean and in good condition, including all furnishings, the massage lounger, smart-home equipment (HD TV, Echo, Fire TV Stick, Alexa devices), and home gym equipment (treadmill walker, elliptical, pull-up bars, weights). Use the gym equipment safely and report any malfunction; do not relocate or dismantle it. Report maintenance issues, leaks, or damage promptly. Maintain the home in a pet-appropriate manner if keeping pets (cleanup, odor, damage). Replace consumables (light bulbs, batteries, filters) as needed. Not responsible for routine spa or garden maintenance covered under the owner's $500/month package. Responsible for damage beyond normal wear and tear, documented against the signed move-in inventory. Furnishings: Comes fully furnished, including kitchen appliances, living/dining furniture, bedroom sets, the master massage lounger, study stations, and garage home gym equipment. A complete inventory with photos and documented existing wear and tear will be signed at move-in so the tenant isn't held liable for pre-existing condition.
