Lease terms

Tenant responsible for all utilities. First and last month's rent and security deposit due at signing. Small pets considered on case by case basis. No smoking. Tenant Screening Disclosure Notice Pursuant to RCW 59.18.257 Applications will be reviewed in the order received and completed, consistent with applicable Washington and Seattle law. Screening Criteria Applicants should expect the following: * Completed rental application for each adult occupant (18 years or older) * Government-issued photo identification * Gross monthly household income of approximately three (3) times the monthly rent or other verifiable ability to pay rent * Satisfactory credit history * Positive rental history and landlord references * Verification of employment and/or other lawful sources of income * Background screening, including eviction history and criminal history, as permitted by applicable law * No material misrepresentations or omissions on the application Additional information or a qualified co-signer may be requested if an applicant does not fully satisfy one or more of the above criteria. A tenant screening report may be obtained from a consumer reporting agency. Applicants may request the name, address, and telephone number of the screening agency used. Reusable Tenant Screening Reports The landlord does NOT accept a Comprehensive Reusable Tenant Screening Report (CRTSR) as defined by RCW 59.18.257. Application Fee The application fee is limited to the actual cost of obtaining the screening report and will not exceed that amount. If an application is denied or approved subject to additional conditions based in whole or in part on information contained in a consumer report, the applicant will receive an adverse action notice as required by RCW 59.18.257 and applicable federal law.
