Minimum Screening Criteria and Required Documentation: Credit History Minimum TransUnion ResidentScore: 680. Apartments dot com uses the TransUnion ResidentScore for tenant screening. The ResidentScore is designed specifically to assess rental-related risk and may differ from a conventional consumer credit score. Applicants must not have a pattern of significant unpaid collections, charge-offs, or delinquent payments. In determining whether adverse credit history constitutes a disqualifying pattern, the housing provider will consider its amount, frequency, recency, and circumstances. Income Requirements Verifiable gross household income of at least 2.5 times the monthly rent. All lawful, verifiable sources of income will be considered. If an applicant receives a rent subsidy, the monthly subsidy will be subtracted from the monthly rent, and the 2.5-times income requirement will be applied to the applicant's portion of the rent. Documentation may include recent pay stubs, an offer or employment letter, tax returns for self-employed applicants, benefit statements, or other documentation reasonably sufficient to verify lawful income. Rental and Residence History Applicants must provide up to two years of verifiable residence or homeownership history, when available. Applicants must not have rental history demonstrating a pattern of material lease violations, documented damage beyond ordinary wear and tear, repeated returned or NSF rent payments, or documented disturbance or conduct issues that materially affected the tenancy. In determining whether adverse rental history constitutes a disqualifying pattern, the housing provider will consider its nature, severity, frequency, recency, and circumstances. Eviction and Housing-Related Debt History Applicants must have no outstanding unpaid rent or other housing-related debt owed to a previous housing provider. Applicants must have no eviction judgment that may lawfully be considered in tenant screening. Sex Offender Registry Information Adult applicants may be screened for sex offender registry information. Registry information will not automatically disqualify an applicant. Any registry information will be evaluated in accordance with Seattle law, including the nature and severity of the conviction, the number and types of convictions, the time elapsed, the applicant's age at the time of conviction, tenant history, rehabilitation, good conduct, and any additional facts or explanations provided by the applicant. Application and Screening Process Applications will be processed in accordance with the City of Seattle's First-in-Time requirements. Completed applications will be date- and time-stamped and screened in the order received. The first applicant who submits a complete application and meets all published screening criteria will be offered tenancy, as required by Seattle law. If additional information is required to evaluate an otherwise complete application, the applicant will be given a minimum of 72 hours to provide the additional information. An applicant offered tenancy will be given 48 hours to respond to the offer. Applicants may request additional time to complete an application when needed for language assistance or a reasonable accommodation for a disability, as provided by Seattle law. Tenant Screening Report Tenant screening reports are obtained through Apartments dot com and provided by TransUnion Rental Screening Solutions, Inc., Attention: Consumer Dispute Team, P.O. Box 800, Woodlyn, PA 19094. Applicants have the right to obtain a free copy of the consumer report if information in the report results in denial or another adverse action and have the right to dispute the accuracy of information contained in the report. Comprehensive reusable tenant screening reports are not accepted.
